Urban Regeneration of the Historic Biumo Inferiore District

Client: Varese Municipality

Budget: € 3.360.100,00

Partner: Atelier(s) Alfonso Femia s.r.l. – Architetto Rosaria Toma – IRIDES RESTAURO E CONSERVAZIONE S.A.S.

The project defines an integrated urban regeneration strategy for the historic district of Biumo Inferiore, aimed at enhancing its built heritage and improving residents’ quality of life. The intervention focuses on the redevelopment of existing buildings, the improvement of energy performance, and the enhancement of accessibility and safety.

Particular attention is given to returning courtyards, passageways, and green areas to the community—spaces that are essential for fostering social interaction and improving the livability of the neighborhood. The project also includes the creation of new student housing, strengthening the district’s role as a dynamic, inclusive environment open to younger generations.

Within Lot 1 (L1.A), Casa Frasconi is restored and enhanced as a building of significant historical value. The ground floor accommodates five new residential units, providing a total of seven beds, along with shared spaces designed to promote intergenerational living and community life, encouraging interaction, sharing, and social inclusion.
